Whether you're buying your next home, purchasing an investment property or refinancing an existing loan, there are some very competitive lending offers hitting the market right now.

Owner Occupier Principal & Interest rates are starting from 5.94% p.a. for eligible borrowers.

And if you're purchasing or refinancing with an LVR between 80% and 90%, don't automatically assume you'll be hit with a large Lenders Mortgage Insurance (LMI) bill.

Some lenders are offering LMI waivers for eligible borrowers between 80% and 90% LVR, while others are offering up to $2,000 cashback on eligible LMI deals.

  • Under 60% LVR: From 6.09% p.a.

  • 60–70% LVR: From 6.14% p.a.

  • 70–80% LVR: From 6.24% p.a.

These particular promotional rates are available from 14 September to 30 October 2026, with the usual $299 establishment fee also waived for eligible applications.

💰 Purchasing or Refinancing at 80–90% LVR?

This is where things are getting particularly interesting.

Traditionally, borrowing more than 80% of a property's value could mean paying Lenders Mortgage Insurance (LMI) — whether you're purchasing a property or refinancing.

But there are now some alternatives worth exploring.

Some lenders are currently offering LMI waivers for eligible borrowers between 80% and 90% LVR.

Other lenders are offering up to $2,000 cashback on eligible LMI deals, which can help offset some of the costs of purchasing or moving your loan.

There are also lenders that don't charge traditional LMI but instead use alternative pricing structures, such as a risk fee or a higher interest rate.

That's why the lowest advertised rate isn't always the best deal.

I look at the interest rate, LMI or risk fee, cashback, upfront costs, repayments and loan features to determine what actually makes financial sense for you.

🔄 Already Have a Home Loan?

When was the last time you checked whether it's still competitive?

Your property may have increased in value while you've been paying down your loan. That could mean your LVR has reduced, potentially opening the door to better interest rates and lending options.

More likely, your LVR may now be sitting below 80% as a result of capital growth in your property over the past year or so, combined with the repayments you've already made on your loan.

If that's the case, it could be the perfect time to run a Home Loan Health Check. You may now qualify for a better interest rate, giving you the opportunity to reduce your repayments and improve your monthly cash flow.
